Eco-Living Residential Development – Yas Island, Abu Dhabi
This flagship eco-living community is a benchmark for sustainable residential design in the UAE. Located on Yas Island, the project spans 138 villas and over 864 townhouses and condominiums, supported by 37 hectares of infrastructure. Designed to encourage car-free, community-oriented living, the development integrates modern sustainability standards and energy-efficient planning across every aspect of construction.
Scope of Work
F2i delivered end-to-end BIM and construction engineering services across all key disciplines. Our responsibilities included:
- BIM modeling for all villas, condominiums, and infrastructure assets
- Multi-disciplinary coordination across structural, architectural, MEP, and civil domains
- Development of LOD 300 models for infrastructure and LOD 400–500 models for buildings
- Clash detection, sustainable design validation, and construction-ready documentation
- Full support for green building compliance and digital delivery workflows
Results Delivered
Through accurate, coordinated BIM modeling, F2i enabled seamless design validation and streamlined construction execution. Our contribution helped minimize delays, reduce material waste, and optimize on-site operations—all in alignment with the project’s sustainability objectives. The result is a future-forward community that reflects the growing demand for smart, environmentally responsible urban development in Abu Dhabi.
Reduction in Material Waste:
28%
Advanced quantity take-offs, model-based planning, and reduced rework contributed to nearly one-third less material waste on-site, aligning with both cost-efficiency and sustainability goals.
Improvement in Construction Efficiency (Time Savings):
38%
Seamless BIM coordination and early clash resolution led to major time savings in site execution, sequencing, and decision-making—shaving off weeks from the overall schedule.
Design Coordination Accuracy Improvement:
52%
By integrating architectural, structural, MEP, and precast disciplines in a unified model, F2i eliminated more than half of typical design discrepancies seen in traditional workflows.
